For Those Who Served
I'm Tim McKeown, a Tacoma real estate broker and a proud veteran of the United States Air Force and Air National Guard. I know what service asks of you and your family, and I'm here to make your next move simpler. Whether you're buying your first home with a VA loan, selling before a PCS, relocating near Joint Base Lewis-McChord, or settling down after separation, I'll guide you from first conversation to closing. I work with active duty service members, veterans, National Guard, Reservists, and surviving spouses.
Eligible borrowers may be able to buy with little to no money down, which can help you get into a home sooner without draining your savings.
VA loans typically don't require monthly private mortgage insurance, which can mean a lower monthly payment than many conventional loans.
Orders came sooner than expected? I'll help you price your home, plan your timeline, and market it so you can sell with confidence, even if you're already at your next duty station.
Veterans with a service-connected disability rating, and certain surviving spouses, may be exempt from the VA funding fee. Ask me how to confirm your eligibility.
Your VA loan benefit isn't a one-time use. Depending on your remaining entitlement, you may be able to use it again for a future home, including after a PCS.
Orders in hand and a tight timeline? Whether you're buying, selling, or doing both, I work with military families on PCS moves, remote closings, and virtual tours so you can move with confidence from anywhere.
Straight answers from an Air Force and Air National Guard veteran.
A VA loan is a mortgage guaranteed by the U.S. Department of Veterans Affairs and offered through private lenders. Eligibility generally includes active duty service members, veterans, and certain National Guard, Reserve, and surviving spouse applicants who meet service requirements. Your lender can request your Certificate of Eligibility, and I can connect you with military-friendly lenders.
Many eligible buyers can purchase with no down payment, as long as the home appraises for the purchase price and the loan stays within the lender's limits. Some buyers still choose to put money down. Your lender will confirm what applies to your situation.
VA loans typically don't require monthly private mortgage insurance. Most borrowers pay a one-time VA funding fee, which can often be financed into the loan. Veterans with a service-connected disability rating and certain surviving spouses may be exempt from the funding fee.
Yes. Many service members buy while on orders. I can help with virtual tours, remote showings, and coordinating with your lender and title company so you can close even if you can't be here in person. Timing depends on your lender and your report date, so we'll build a plan around your orders.
I focus on Tacoma, including the West End, North Tacoma, Central Tacoma, Hilltop, South Tacoma, the Eastside, and Northeast Tacoma and Browns Point. I also help buyers in nearby University Place, Lakewood, Puyallup, and Fife, all convenient to Joint Base Lewis-McChord.
In many cases, yes. Your VA home loan entitlement can often be used again, for example after the earlier loan is paid off and the home is sold, or if you have remaining entitlement. Your lender can confirm the details from your Certificate of Eligibility.
Yes. If you receive orders, I can help you decide whether to sell, rent, or keep your home, then price it, prepare it, and market it on your timeline. Many military sellers handle showings, paperwork, and closing remotely, so you don't have to be in Tacoma to get it done. Call me at (253) 495-3939 and we'll build a plan around your orders.
